Responsible for the overall operation andmaintenance of the first and second phase projects, assist the director ofEngineering and Safety Assurance in rationally allocating personnel inaccordance with the cluster management model to ensure the normal operation ofthe two hotels, including the operation of departments, operation, maintenance,installation of mechanical and electrical equipment, fire prevention andpersonal safety conditions, hotel building safety conditions, furniture, fixedassets, etc. Actively cooperate with the management of the entire hotel.
负责一期及二期项目工程整体运转维护,协助工程兼安全保障总监按集群管理模式合理调配人员,保障两家酒店正常运营,包括部门运行情况,机电设备操作,维修,安装,防火和人身安全情况,酒店建筑安全情况,家具、固定资产等,积极配合整个酒店的管理工作。
I. Management Responsibilities and Commitments
一、管理职责与承诺
1. Formulate and implement the annual engineering management plan and budget scheme
1. 制定并执行年度工程管理计划及预算方案
2. Supervise the daily operation of the Engineering department and promote energy conservation and emission reduction measures.
2. 监督工程部日常运营,推动节能减排措施,
3. Establish maintenance standards and operating procedures (Sops) for engineering equipment
3. 建立工程设备维护标准及操作流程(SOP)
4. Supervise the completeness of equipment archives and maintenance records, and manage inventory levels reasonably
4. 监督设备档案及维修记录的完整性,合理管控库存量
5. Organize departmental meetings, convey management decisions and supervise their implementation
5. 组织部门会议,传达管理层决策并监督执行
6. Review engineering contracts and service agreements
6. 审核工程合同及服务协议
7. Cross-departmental collaboration to ensure the efficient operation of hotel facilities
7. 跨部门协同合作,保障酒店设施高效运转
8. Develop emergency response plans and organize regular drills (such as elevator trapping, water running, etc.)
8. 制定应急预案并定期组织演练(如电梯困人、跑水等)
9. Manage the performance assessment of the engineering department staff and optimize team efficiency

Ii. Operational Responsibilities

1. Coordinate the daily maintenance of all hotel equipment (electricity, HVAC, water supply and drainage, etc.)
1. 统筹酒店所有设备(电力、暖通、给排水等)的日常维护
2. Arrange regular equipment inspection and preventive maintenance plans
2. 安排设备定期巡检及预防性保养计划
3. Handle sudden equipment failures and coordinate emergency repairs
3. 处理突发设备故障并协调紧急维修
4. Supervise the work quality and response speed of outsourcing service providers
4. 监督外包服务商的工作质量及响应速度
5. Conduct monthly energy statistics and summaries, and formulate energy consumption control measures
5. 每月进行能源统计进行总结,制定能耗管控措施
6. Ensure that facilities in guest rooms and public areas (such as elevators and air conditioners) are in good condition
6. 确保客房、公共区域设施完好(如电梯、空调)
7. Monitor the operational status of the fire protection system and security equipment

8. Assist in handling cases involving engineering issues in guest complaints

9. Manage the construction quality of hotel decoration and renovation projects

10. Ensure the safety of the hotel's building structure and regularly inspect for potential hazards

Iii. Labor Management Responsibilities

1. Coordinate the recruitment, training and job allocation of personnel in the engineering department

2. Develop the shift schedule for duty engineers and supervise its implementation
2. 制定值班工程师排班表并监督执行
3. Organize technical training every month to enhance the professional capabilities of the team
3. 每月组织技术培训提升团队专业能力
4. Supervise employees' attendance, working hours statistics and overtime management
4. 监督员工考勤、工时统计及加班管理
5. Implement the safety operation norms for employees
5. 落实员工安全操作规范
6. Evaluate team performance and establish a reward and punishment mechanism
6. 评估团队绩效,制定奖惩机制
7. Ensure that team members hold relevant technical qualification certificates
7. 确保团队成员持有相关技术资质证书
8. Regularly check the completion of daily maintenance and repair
8. 定期检查日常性维保的完成情况
9. Guide the on-duty engineer in handling sudden technical problems
9. 指导值班工程师处理突发技术问题
10. Arrange shifts reasonably to meet the demand for manpower during holidays or large-scale events
10. 合理排班,应对节假日或大型活动期间的人力需求
Iv. Responsibilities for Hotel Opening Preparations
四、酒店开业筹备职责
1. Participate in the engineering planning during the hotel's preparatory stage
1. 参与酒店筹建阶段的工程规划
2. Coordinate the technical connection between the construction party and the hotel management party
2. 协调施工方、酒店管理方的技术对接
3. Coordinate the installation, commissioning and acceptance of equipment before opening
3.统筹开业前设备安装、调试及验收工作
4. Develop standardized documents for the post-opening engineering operation and maintenance system
4. 制定开业后工程运维体系的标准化文件
5. Establish a procurement list for engineering spare parts and tools in the early stage of opening
5. 建立开业初期工程备件及工具采购清单
6. Organize the engineering team to participate in the pre-opening pressure test
6. 组织工程团队参与开业前压力测试
7. Develop equipment maintenance plans and emergency response plans after opening
7. 制定开业后设备维护计划及应急预案
8. Train the staff of this department to be familiar with the operation and basic maintenance of the facilities
8. 培训本部门员工熟悉设施操作及基础维护
9. Handle the remaining issues from construction and promote rectification
9.处理施工遗留问题并推动整改
