Building Service supervisor 楼宇服务主管

【岗位职责】
1. It's responsible for the integrity of the hotel
physical facilities including proper operation, repair, maintenance &
installation of M&E plant, fire & life safety, physical security of the
building, FF&E.
保证酒店设施的完好，包括运做情况，机电系统的维修和安装情况，防火和人身安全情况，建筑安全情况及固定资产等。
2. To ensure the following policies & procedures are implemented and maintained :
保证集团的政策和标准程序得到执行：
·fire & life safety program消防生命安全程序
·effective preventive maintenance program高效酒店预防性维护保养程序
·work request ( work order ) program申请维修程序
·Energy conservation program节约能源计划
·Water & sewage quality control program供水和排水水质控制计划
·Training program安排培训
·Physical security program总体安全计划
·Implement other policies & procedures of Group集团其他标准的执行
3. To ensure the correct, efficient and timely operation and maintenance of all M&E services. To provide technical support and to lead and supervise in fault diagnosis and trouble shooting.
保证日常运行的准确，高效和准时，并维护机电设备。提供技术支援领导员工进行故障原因分析并进行抢修。
4. Make sure the daily repair request is 100% completely.
确保每日的维修单100%的完成。
5. Constantly determines opportunity for improving productivity and quality from associates in term of utilization, methods and performance.
根据每位员工的不同情况合理分派工作，努力提高生产力，不断完善工作方法和程序。
6. Constantly evaluate the systems, plants operation for modification and improvement.
经常评估系统和设备运行状况，以便及时调整和改进。
7. To establish priorities of maintenance based on
factors such as importance of equipment/system to business or operation, repair
or replacement cost, safety factor, recent repair history, etc.
根据现实情况优先安排维修计划，例如对于酒店运做比较重要的设备。维修和需更换花费较多的设备，具有安全隐患的设备和根据最近频繁故障停机抢修记录需要优先安排维护的设备等。
8. To update maintenance tasks, frequencies, labor & material estimates, special conditions, etc.
根据实际情况对维修保养任务表进行调整，包括对工作频率、人力和材料投入的估计和可能发生的特殊情况的预测等等。
【岗位要求】
1. Min. 5 years' experience in hotel engineering operation in similar capacity, at least 3 years working experience in engineering supervisor, preferably with international hotel chain.
至少5年酒店相关运做经验，或3年以上工程主管的工作经验，具有国际连锁酒店工作经验优先。
2. Good knowledge and hand on skills of operation, repair and maintenance.
良好工程知识和全面掌握设备运行，维修和维护技能。
3. Knowledge of PC、Office、CAD and office application software.
熟练使用电脑Office、CAD和相关软件。
4. Strong ability to organize, implement and supervise.
具有很强的组织、实施和监督的能力。
