Job Description 职位简介
1.Make forecasts with reference to the historical data of the propertyor market and update them every day or at least once a week. The forecastreflects the expected performance of the property in each market segment in thenext three months, and assists the sales team to set up an action plan to meetthe monthly budget of the property.
参考物业或者市场的历史数据进行预测每天或最少每周一次的更新。预测反映物业未来三个月在每个细分市场的一个预计表现,协助销售团队及时设立行动计划完成物业每月的预算。
2.Share the daily revenue of the property, and point out the gapbetween the monthly budget by analysing the property reservation time.
分享物业每天的收入情况,同时利用对于物业预定时长的分析指出当月物业对比预算的差距。
3.Check the available house status of the property every day, properlycooperate with the front desk and reservation to allocate and adjust the room,and maximize the daily room revenue.
观察物业每天的可卖房状态,适当的配合前台与预订部进行房间分配和调整,尽可能达到当天房费收益的最大化。
4.Share the property's MTD and YTD revenue performance at the regionalRevenue Management monthly meeting, including competitor’s performance.
在每月一次的区域收益管理月会中分享物业每月以及本年度截止目前的收益表现,其中包括对比物业竞争对手的收益情况。
5.Provide rate suggestions for each market segment in the next threemonths after analysing market demand, competitors and property revenue data; Wewill also provide corresponding quotation suggestions for the booking needs ofthe property. Price change frequency will be based on the property and marketdemand.
进行市场需求、竞争对手及物业收益数据的分析后提供未来三个月,每个细分市场的价格建议;也会针对物业的预订需求提供相应的报价建议。价格变更频率将按照物业和市场的需求进行。
6.Provide the Sales team with some reference sales data, assist themto complete the monthly Sales & Marketing report, and provide the revenueperformance analysis of the property during the peak period within 5 workingdays after each public holiday.
提供销售团队一些具有参考性的销售数据,协助他们完成每月的Sales & Marketing月报,并在每个法定假日后的5个工作日之内提供物业在高峰期的收益表现分析。
7.Guide the front desk staff to complete the order entry correctly andensure the data accuracy of the whole property.
指导物业前台同事正确完成订单录入,确保整体物业的数据准确性。
8.Ensure that the lowest price and cancellation terms of the propertyin all channels are consistent with the official website, avoid theestablishment of the Best Rate Guarantee appeal, and reduce or avoid the issuesof price difference.
确保物业在各渠道上的最低价格和取消条款等与官网一致,避免BestRate Guarantee的申诉成立,减少或避免价差问题。
9.After each price adjustment and closing, assist the propertymanagement to confirm whether the price and room status of the property in eachchannel are correct.
在物业每次调价和关房后协助物业确认物业在各渠道的价格和房态显示是否正确。
10.Communicate with the property sales team, understood the marketchanges, trends and opportunities, and assisted the sales team to set thecorrect action plan to achieve the budget.
与物业销售团队紧密沟通,了解市场变化、趋势及机会,且协助销售团队设定正确的行动计划来达到物业最终的房费预算。
11.Provide competitor’s rate and value report on quarterly basis.
提供每季度一次物业对比竞争对手的性价比分析。
12.Cooperate with RM and DOS set up yearly budget and segmentallocation, and rate structure of next year.
会配合物业的驻店经理及销售总监完成一年一度的预算设定和分配,进行下一年的价格结构及策略的设定。
Requirements资质要求
1. Universitydegree or related.
大学相关学历。
2. Good in English(Both Listen, Speak, Read and Written).
良好的英语水平 (包括: 听,说,读,写)
3. Be positiveand good communication skill.
态度积极,有良好的沟通能力。
4. Beapproachable, passionate and have “team work” spirit.
平易近人,充满活力,有团队合作精神。
5. Be active andinitiative.
工作积极主动。
6. Hospitalityindustry experience.
具备酒店行业知识。
7. At least 3years revenue management experience.
至少3年收益管理经验。
