Duties and Responsibilities 岗位职责:
1. Manage key clients or focus areas, maintaining close contact with clients in the area through outbound sales, phone calls, and emails.
管理重要客户或者重点区域,以外出销售、电话联络和邮件等方式与所辖区客户保持高度联系。
2.Develop new clients or markets that align with the residence's strategic needs. Stabilize existing clients to achieve the established sales revenue targets.
开发适合公寓战略需要的新客户或市场。稳定老客户,以力争达到所确定的销售收入目标。
3.Understand and be familiar with clients' backgrounds, confirm clients' needs, residence goals, and strategies for segmenting markets/customers. Report market information to the residence project manager, including market conditions, competitor information, and customer feedback.
了解熟悉客户的背景, 确认客户的需求、公寓的目标,以及细分市场/客户的战略。向公寓项目经理汇报市场信息,包括本市 场状况、竞争对手情况、客户反馈意见等。
4.Convey the value that the residence provides to clients.
将公寓所提供所拥有的价值传达给客户。
5.Improve customer loyalty and increase the volume of walk-in, group, and meeting business through effective customer management. Be familiar with your own client categories and the needs and main competitors of each client.
通过有效的客户管理,提高客户忠诚度及散客、团队及会议的产量。熟悉自己客户分类情况及各客户的需求特点和主要的竞争对手。
6.Discuss the company's walk-in rates with clients.
与客户商讨公司散客价。
7.Expand new clients through phone consultations, sales visits, client visits, trade shows, news media, and market research.
通过电话咨询、销售拜访、接待客户来访、旅游展会、新闻媒体、市场调查等多种手段拓展新客户。
8.Obtain market intelligence, such as new projects, competitors' activities, market trends and performance. Plan and organize sales visits to potential and key clients, introduce and sell property products to clients, solicit clients' opinions and suggestions on the property, and strive to reach agreements and sign sales contracts.
获取市场情报:如新的项目、竞争对手的活动、市场动向及表现。有计划、有组织地对潜在客户和重点客户进行销售访问,向客户介绍和推销物业产品,征询客户对物业的意见和建议,争取达成交易,签定销售合同。
9.Implement the sales plan within the annual budget. Identify potential clients and create ad hoc schedules. Collect and archive daily sales call records. Based on the weekly sales plan, submit a summary of sales calls and the monthly sales call plan to the project manager, and allocate most of the time for sales work.
在年度预算内,推行销售计划。挖掘潜力客户,制定临时时间表,收集每天的销售拜访记录并存档。以周销售计划为基础,向项目经理提交销售拜访概况,和月销售拜访计划,分配大部分时间做销售工作。
10.Sell the value of meeting accommodations and services to clients.
向客户推销会议住房及服务所带来的价值。
11.Strive to achieve personal and team goals (measurable).
努力达成个人及团队的目标(可测量)。
12.Effectively improve sales performance and skills. Review and plan for measurable performance daily.
能有效地提高销售业绩及技能。每天对自己的业绩做可测量性回顾及安排。
13.Lead clients on a tour of the apartment.
带领客户参观公寓。
14.Complete other tasks assigned by superiors.
完成上级领导安排的其他事项。

工作地址:Base成都(主要负责公寓酒店客房、餐厅、宴会团队的销售工作)
薪资待遇:底薪+提成 双休 五险一金 上班时间9-18
